1. Each adult must complete paper application. You can print them here.
2. Credit Requirements:
a. there must be a credit record/history
b. collections or charge-offs cannot exceed $500
c. credit utilization rate must not exceed 75% of available credit
d. You must have verifiable positive rental history, and an acceptable debt-to-income ratio, in order to rent from us.
3. Proof of Income: We require gross monthly income to be at least 3X the monthly rent. We require printed pay stubs and/or benefit statements showing 60 days of income/benefits.
4. ID: We require photocopies (front & back) of your government-issued IDs (ex. driver's license or CA ID card, passports).
5. Proof of Funds: You must show us that you have sufficient funds to move into the home = 1st month's rent + 1 month security deposit.
6. If an agency requires an in-home inspection, then we require copies of your last 2 inspection reports
